Berk: Unit 35E Lot 68. This is a spacious home with 3 bedrooms and 2.5 bathrooms. The first level includes a bedroom with one queen bed as well as a room with two twin beds and both bedrooms share a bathroom with a walk-in shower. The half bathroom is located on the second level landing which is also the level the master bedroom is on. The master bedroom has a king bed, gas fireplace and attached bathroom with a walk-in shower and separate soaking tub. A couple steps up is the dining, living and kitchen with sweeping ocean views, large decks, large window seats. The *new* hot tub (installed November 2025) is on the deck overlooking ocean.

  Only problem we had one morning a man was at our porch taking photos of the house. He asked our nice who she was as if its his business.
  
  Latter we got a phone call from Beach Rentals saying we should not have our lights left on at the front door after 10pm. If I had been told that we would not have done it. We generally follow all the rules.
  
  Also it concerns me that someone would come onto the property and be taking phots and not introduce himself and say what he was doing.
  
  I think next year we may choose another home.

  Upon arrival, place was beautiful and sparkling clean. Views from window are incredible, and bluffs trail is magnificent. Loved watching the waves smack the rocks all day from the house and the trail. Kitchen is well-stocked though no food storage, bring your own. Heater vents in every room, but both downstairs bedrooms fail to get warm and were 64 degrees the first two nights per my thermometer, so bring two space-heaters. House is incredibly clean, but lots of areas that need new caulk or grout because there are ants in every room. A large naked male statue with freaky eyes and tongue sticking out graces the large main room and kind of creeped us out. Beware, Google maps sent us 7 miles north of town to pick up the keys; my emergency text to them saying we couldn't find the office wasn't answered until a full hour later (we had found the office by then). Drive on highway 1 was terrifying; many blind corners with no guard rails and a steep roll straight into the ocean. A very pretty place, just needs some work and was kind of stressful for us to get there.

    We are pleased to hear the Berk home was beautiful and clean upon your arrival. The furnace is serviced on a regular basis, and it has been confirmed it is in working order. With that being said, we apologize the downstairs bedrooms did not get as warm as the upstairs living space during your visit. We have asked the owner to provide space heaters in those lower bedrooms just in case a guest needs more heat. We understand the statue in the foyer was unsettling to you and we apologize. Many homes in Sea Ranch unfortunately do attract ants, we supply ant baits to keep them at bay, but it does also depend on the time of year and weather. The house is on a treatment program for ants as well. And we are so sorry our after-hours emergency contact did not respond to you in a timely manner. The best way to find our office is to type our business name in your maps, Beach Rentals, which will take you directly to our office in Gualala.   House is on a windy bluff, but the hot tub is a bit protected and has a nice view. There is still a window in LR that needs to be re-sealed. The kitchen is very well stocked with lots of good glasses, utensils and pans. We enjoyed the location very much but wish we did not have to drive North into Gualala to get the keys as we came from the south. House itself is as described and we had a lovely stay.

  We had a nice time and the house is in a good location. No beaches to walk down to but we walked the bluff trail and it was beautiful! The house was clean and well appointed. The only problem was some of the windows have no screens and had to open them cause it was very warm letting bugs in. Air conditioning barely works, so cooling with all windows open is the only way to cool off. A ceiling fan for the living room would help a lot! House has 3 levels and so a lot of up and down to go to kitchen/living room and bathroom and bedrooms. Would recommend this home for young families, not seniors.
  Saw many whales and deer and a fox too! Enjoyed our stay, hot tub was nice also.

  It was wonderful to return to the Berk House after previously renting it 28 years ago. The location is perfect, the ocean views were spectacular and the weather was perfect. Our group cooked every evening so the kitchen has several shortcomings. After being on the rental market for so many years, the house is definitely worn with some recent upgrades. Here is a list or our recommendations/feedback:
  
  - Several windows did not have screens & it was hot outside so flies came into house, especially kitchen & living room, as well as nats around garage.
  - Not enough glasses so couldn’t even have enough for water & wine glasses without washing them. frequently
  - Not enough silverware , only 2-3 small teaspoons & had to wash forks & spoons by hand to get thru the day
  - No hand mixer
  - No baggies, tin foil etc or storage containers to cover/ save leftover food
  - Most hot tub jets didn’t work & hot tub was noisy & motor kept running during the night despite turning temperature down. The noise was so loud, guests could not sleep. Could not figure out how to turn it off.
  - Broken kitchen cabinet door underneath kitchen sink. Cupboards are worn and need to be repainted.
  - Inside of Double Window in living room with condensation/ dirty so couldn’t see out to enjoy ocean view
  - Wet Window sills in BR with queen bed
  - When it rained, rain water just poured above front door entrance ( no gutter)

  Property description is accurate and this was a super house! It should be noted we only used master bedroom and bath, as well as main living area. But the downstairs bedrooms and bath are beautiful and accessibility to the outside from all areas is amazing. The view is to DIE for! Loved the upper deck and the hot tub. Comfy bed, comfy living room, love the round table in the dining area. Kitchen was terrific. We cook every meal, so appreciated all the pans, pots, knives, etc. the house could use some tall drinking glasses and an ice maker.

  The Berk House was absolutely perfect for a weeklong getaway for my husband and I. It's an amazing property with breathtaking views of the ocean and surrounding meadows on all sides.   To start, I had a few questions when I first arrived. The person in the office (Rochelle?) was very accessable and helpful. The overall layout of the house and location was excellent.
  The only two hairdryer, no shampoo, bath gel. I feel at these prices those ammenities should be standard. The master bathroom sink pipes need to be cleaned out. The water backed up when trying to brush your teeth, etc.

  The location and view from the house is unmatched and beautiful! But...the house itself could use some work and a deep clean. It's clear that house has been somewhat neglected. While we were there we had a horrible ant infestation, we had to keep all of our food packed in our ice chest, and even with nightly cleaning the ants were everywhere in the morning. It's clear it was a long term problem as there were dead ants everywhere, on the walls, window sills, bathtub, shower. I was finding them crawling on my clothes. The rental company did admit the house needed a deep clean and were nice enough to refund our cleaning fee. I wish the house was in better shape as I'd love to stay there again. The proximity to the trails is unmatched. Also the heat does not go downstairs, it was a freezer the whole week.

  There are many things to love about this house. The views are fantastic, the master bedroom is wonderful, and the upstairs layout with open living, dining, and kitchen space is great.
  With that said, this house had its issues. We know that ants are an issue during the winter, but they were everywhere in the kitchen, whether we left food out or not. There were a couple ant baits in various places throughout the house, but did not seem to be a concerted effort to deal with the issue. The lighting in the house could use a serious update - the lighting was old and dim, and especially in the kitchen and the bedrooms, it just felt very dark in the house. There were no bedside lights in a downstairs bedroom and it was like a cave in there. The fan for the oven sometimes took hours to go off - it was still going one morning after turning off the oven the night before for dinner. The heat system was older and felt pretty uneven, with the upstairs quite warm and the downstairs bedrooms pretty cold.
  Overall, it feels like this house was built a while ago, and hasn't really been updated in a long while, except for little things here and there. It could really use a good once over to some of the main systems (lighting and heat). And the ant issue was definitely more than an annoyance.
  Overall, while we'd love to stay in this house again for the views, location, and upstairs living space, I think we'll probably look elsewhere unless/until the owner decides to give it some more love and attention.

  Overall, we enjoyed our stay. The house is in a great location with great views from every room. As a long time Sea Ranch renter, I have stayed in nicer houses. Only the front windows were clean, windows on back of the house were very dirty. We had to call to get help opening some windows and found the hot tub dirty and it ended up being broken. So during our week, we lost use of the hot tub for three days. Front door rattled with the wind. No screens on all the sliding glass doors. If I had paid less for the home, I probably wouldn't have the feeling of being overcharged for a house that had the feeling of less care and upkeep because it is a rental.

  Berk is a fabulous house and ideal location in Sea Ranch. This is the 4th time we rented Berk for a 2 week stay. We are cooks and with many restaurants closed b/c of Covid, we needed/wanted to cook every meal at Berk. Atho the kitchen has good supply of plates/glasses/silverware and most kitchen utensils, anyone who wants to cook at all will need to bring EVERY stock kitchen supply you may need (salt, pepper, sugar, flour, spices, etc). The cupboards are completely bare - which has not been the case in the past. Also, altho we are very clean cooks and empty the trash regularly, ANTS were a real nuisance this year; on the kitchen counters but also crawling on us when sitting in the sofas, etc. We are looking forward to be back in Berk next summer.

  The home which is older but architecturally very nice has an ideal layout for a family and/or couples-it’s very spacious. Very comfortable living and lounging. The home has beautiful views of the coast.
  Large kitchen for cooking however the kitchen supplies and essentials need to be updated/replaced-no large platters for serving. The house could use a very deep cleaning to make it a 5 star stay.

  Stayed at this property for a week and the views are stunning and the house is architecturally pleasing, The kitchen is not well appointed, no set of measuring spoons and no spatula. We had an issue with one of the fireplaces not working and the rental company and owner were very fair in dealing with it. The lighting system is not intuitive and there was no information at the house on lighting or use of the TV which didn't work initially.
